MANAGER OF CORPORATE AND COMMERCIAL FACILITIES

The Manager of Commercial & Corporate Facilities will manage all operations for corporate facilities and commercial space leased to business/commercial tenants. With a focus on customer service, the Manager of Commercial & Corporate Facilities will ensure that all commercial and corporate facilities exceed brand standards and are well maintained with a focus on safety and accessibility. The Manager of Commercial & Corporate Facilities will work cooperatively across the enterprise to meet short and long-term goals. This position is a member of the enterprise Leadership Council. This position is deemed essential during weather emergencies.

Position Responsibilities
· Manage all Corporate Facilities to meet the current and future needs of The Arc and related organizations; Support the development of new or enhanced corporate facilities.
· Manage all leased facilities to commercial tenants; Act as the primary liaison for all commercial facility tenants; Support the commercial facility broker with leasing commercial units.
· Manage the work order and ticket system for all commercial and corporate facilities; assign maintenance tickets to Facilities Technician(s) or vendor(s), track progress, and ensure follow-up; Complete regular inspections of all commercial and corporate facilities and ensure all facilities meet or exceed appearance and brand standards.
· Develop and facilitate preventive maintenance programs for all commercial and corporate facilities; When necessary, coordinate preventative maintenance and preventive maintenance vendor(s) with Residential Property Management.
· Manage landscape and grounds vendor(s) on commercial and corporate facilities grounds maintenance; Ensure regular cutting, work requests, and special requests are completed on time with high accuracy.
· Ensure property security measures for all commercial and corporate facilities, including collaborating with security vendor(s) on current and future security needs.
· Manage the keyless entry fob system for all commercial and corporate facilities.
· Facilitate weather preparations and emergencies, including snow removal; Manage the snow removal vendor (s) to ensure the continual operations of commercial and corporate facilities.
· With the Construction Management team, support the project coordination of build-out(s), renovation(s), and development of commercial and corporate facilities.
· Facilitate all third-party inspections and coordinate appropriate follow-up.
· Support procurement activities for all commercial and corporate facilities; Manage inventory and implement inventory control measures.
· Actively participate in the Health & Safety Committee, other committees, and workgroups as assigned.
· Support short and long-term facility planning and development; Coordinate office moves and improvements with The Arc’s Operations Division.
· Complete monthly financial reporting, including but not limited to credit card reports, capital project documentation, accounts payable, etc.
· Collaborate with the SVP of Operations and Vice President of Finance to develop and manage the capital and operating budget(s) for commercial and corporate facilities.
· Manage and coach the Commercial & Corporate Facilities team members. Other Functions · Complete special projects and strategic initiatives as requested.
· Liaison with Fleet Services on vehicles assigned to Commercial & Corporate Facilities.
· Implement sustainability goals related to commercial and corporate facilities.
· Provide occasional support to Residential Property Management.
· Perform other duties as assigned.


Education & Experience Requirements
· HS diploma or GED and a minimum of five years of progressive leadership experience in multilocation facilities required; Bachelor's degree in business strongly preferred
· Knowledge of commercial and corporate facilities is a must; Knowledge of green technology and facility initiatives is a plus
· Excellent customer service skills, with a willingness to exceed stakeholder expectations
· Strong oral and written communication; strong interpersonal skills with the ability to manage positive communication in difficult situations
· Strong understanding and a commitment to workplace, facility, and vehicle safety
· Strong project management skills
· Ability to drive, comfortable driving vehicles of all sizes, and hold a clean driving record
· Ability to work collaboratively with diverse personalities and employee populations
· Ability to exercise initiative and think creatively in the improvement of processes
· Ability to work well and adapt under pressure in an ever-changing environment
· Proficiency in MS Word, Excel, Outlook, and other databases

Work Environment
This position operates in a professional office environment with regular work at alternative commercial locations or project sites that may be indoors or outdoors with exposure to weather and limited exposure to negative air quality elements. Regular use of office equipment such as but not limited to,
VoIP, printer, scanner, and computer.

Work Schedule
This position is full-time. Typical work schedule is Monday through Friday during The Arc’s business hours, with occasional night and weekend hours. On-call for facility related emergencies will be required. This position is eligible for periodic telework.
